805 PROPERTY SOLUTIONS / SELLER GUIDE

Selling from out of town

You can begin a Central Coast property sale without being nearby. The goal is to establish an accurate picture of the home and a clear plan for the steps that still require local coordination.

Start with a small, useful information packet

Provide the address, your relationship to the property, its occupancy and what you know about condition. Existing photos, repair records and a local access contact can help an initial discussion. You do not need to invent answers to questions you cannot verify from a distance.

If another person will open the home or coordinate visits, establish that they are authorized and understand their role. Share documents through the process agreed with the professionals handling the transaction.

Separate evaluation from closing logistics

A remote conversation is not the same as a completed inspection or title review. Ask what can be handled by phone or online and what requires an in-person visit, original documents or a particular signing arrangement.

The escrow or title provider should explain its identification and signing requirements. Independently verify payment instructions through a trusted contact; do not rely solely on a changed email instruction.

Decide where local help adds value

An agent can help coordinate a listing and market preparation; a direct buyer may evaluate a purchase without a full public marketing campaign. Compare the amount of travel, preparation and coordination each route would require of you.

805 works in Santa Barbara and San Luis Obispo counties. Explain your distance and timing constraints early so the conversation focuses on a workable process, rather than an assumed travel schedule.

A USEFUL STARTING POINT

What to have ready

  • Property address and ownership role
  • Local access contact, if one exists
  • Current photos and known repairs
  • Occupancy and possession questions
  • Preferred communication method and availability

Questions worth asking

Can every step be completed online?

That depends on the transaction and provider requirements. Confirm signing, identification and document needs with the professionals handling closing.

What if I do not have current photos?

Start with what you know and explain what is missing. A property visit may be needed before a meaningful offer can be developed.

General information to help organize a property conversation. It is not an appraisal, an offer, or legal, tax or investment advice. Actual terms depend on the property and the relevant agreements.
