805 PROPERTY SOLUTIONS / SELLER GUIDE

Should you paint or renovate before selling?

Before paying for work, decide what problem the improvement is meant to solve. Preparing a home for buyers and undertaking a full renovation are different projects with different risks.

Compare three practical scopes

The first option is to sell in current condition. The second is a limited preparation plan, such as addressing selected cosmetic issues before listing. The third is a broader renovation. Compare these choices against your budget, available time and ability to coordinate work.

Do not assume a new finish resolves an underlying problem. Moisture, damaged materials or unfinished repairs may require investigation before cosmetic work is sensible.

Look beyond the contractor’s invoice

Consider time, carrying expenses, project management and the possibility that additional work is discovered. Compare a realistic finished-sale scenario with a present-condition proposal. Neither an estimated improvement in value nor an informal buyer opinion guarantees a financial return.

If you choose to obtain estimates, ask for a written scope and clarify preparation, materials, exclusions and timing. A clearly described smaller project is easier to compare than two vague all-in prices.

Who provides which service

Raul Anguiano owns New Generation Painting, a separate business advertising residential, commercial and industrial painting services. Its team can be contacted through its own website for that work. 805 Property Solutions focuses here on property acquisition and investment.

Eddie’s real estate perspective and Raul’s renovation experience help explain the team’s approach, but a property review is not a construction contract. Confirm the actual provider, scope and terms before commissioning any service.

A USEFUL STARTING POINT

What to have ready

  • What you want the improvement to accomplish
  • Written estimates with matching scopes
  • Time available before you want to sell
  • Cash available without relying on a future sale
  • A realistic alternative for selling in present condition

Questions worth asking

Will painting always increase my proceeds?

No result is guaranteed. Condition, buyers, scope and costs all matter; compare likely benefits with the expense and time involved.

Is a painting estimate provided by 805?

Painting services are offered separately by New Generation Painting. Use its own contact process to discuss a quote.

General information to help organize a property conversation. It is not an appraisal, an offer, or legal, tax or investment advice. Actual terms depend on the property and the relevant agreements.
